Buyers often focus entirely on the headline purchase price and overlook the closing costs that come with it. Understanding these upfront avoids surprises at transfer.

The DLD Transfer Fee

The Dubai Land Department charges a transfer fee equal to a percentage of the property value, payable at the point of registration. This is the single largest closing cost buyers need to plan for, and it applies to both off plan and secondary market purchases.

Developer Administration Fees

Most developers charge a separate administration fee to process the registration of an off plan unit. This is typically a smaller fixed amount but still needs to be factored into the total cash required at booking.

Oqood Registration

Off plan units are registered under an initial Oqood registration before final title deed issuance at handover. This step carries its own processing cost and is separate from the final DLD transfer fee due later.

Service Charges and Handover Costs

At handover, buyers should expect an initial service charge deposit covering building maintenance and community costs. This is separate from the purchase price and payment plan installments, and it is often the cost buyers are least prepared for.

Agency Fees

If a resale or secondary market purchase involves a broker, a commission fee typically applies, usually a percentage of the sale price. This does not apply to most direct off plan purchases from a developer.
